License renewal

Massachusetts real estate license renewal and CE

Renewals are handled by the Massachusetts Board of Registration of Real Estate Brokers and Salespersons (Division of Occupational Licensure). Summary checked against the official sources in October 2026.

Renewal cycle

Massachusetts licenses are good for 2 years, and in a renewal year the license renews on your birthday. Renewal opens 90 days before expiration, is done online in eLIPSE with a notarized CORI authorization form, and the salesperson fee is $103.

Continuing education

  • 12 hours of continuing education for each 2-year license term, completed before you renew as active. Partial hours do not count toward an active license.
  • Prelicense education cannot be used for CE.

Late or expired

  • If CE is not done by your renewal date, the Board must renew the license as inactive. You cannot work as an agent while inactive, though you may receive referral fees.
  • To go active again, file the License Reactivation Form with your 12 hours of CE certificates.
  • An expired license is reinstated through the Board's reinstatement steps, with 12 hours of CE for an active license.
