What is comparative market analysis (CMA)?

A comparative market analysis (CMA) is an agent's estimate of a home's market value based on similar nearby homes that recently sold, are pending or are for sale.

In practice

  • Agents adjust for differences such as size, condition, lot and features.
  • A CMA is not an appraisal; lenders order appraisals from licensed appraisers.

General information, not legal, tax or financial advice. Rules vary by state and MLS.
