License renewal

Tennessee real estate license renewal and CE

Renewals are handled by the Tennessee Real Estate Commission (TREC). Summary checked against the official sources in October 2026.

Renewal cycle

Tennessee licenses run in 2-year periods. Renew before the expiration date shown on your license.

Continuing education

  • At least 16 hours of continuing education during the 2-year license period before renewal.
  • The commission can require part of the hours to be specific topics, so check its current CE rules.
  • Hours from a prior license period do not count.

Late or expired

  • Within 60 days after expiration: show compliance, pay the renewal fee and a $50 penalty per 30 days.
  • After 60 days and up to 1 year: sign a reinstatement order and pay $50 per 30 days, plus $100 per 30 days from day 121.
  • Expired more than 1 year: reapply, meet current education rules and pass the exams again.
