How to get a Tennessee real estate license
Tennessee licenses real estate professionals through the Tennessee Real Estate Commission (TREC). Here is the path in plain steps, checked against the official sources in October 2026.
Step by step
Take 60 hours of principles
Complete 60 hours of real estate principles or fundamentals. You cannot register for the exam until the school sends PSI proof that you finished.
Pass the PSI exam
PSI runs the exam for the commission. At the test center you get the PSI examination application, which your principal broker signs.
Finish the 30-hour Course for New Affiliates
Complete the 30-hour Course for New Affiliates and include the completion certificate with your application.
Gather documents and fingerprints
You need proof of errors and omissions insurance, proof of high school graduation, the eligibility verification form and an electronic fingerprint receipt (IdentoGO in Tennessee).
Apply online
Submit the Initial Real Estate Affiliate Broker Application at core.tn.gov. The fee is $91.
Keeping your license
- At least 16 hours of continuing education during the 2-year license period before renewal.
- The commission can require part of the hours to be specific topics, so check its current CE rules.
- Hours from a prior license period do not count.
Questions
Do I need a website on day one?
No, but a simple page with your photo, brokerage and contact info helps clients find you. Property Landing Pages has a free plan with one listing page and an agent site.
