How to get a Georgia real estate license

Georgia licenses real estate salespeople through the Georgia Real Estate Commission (GREC). Here is the path in plain steps, checked against the commission and the state code in October 2026.

Step by step

  1. Meet the basics

You must be at least 18, have a high school diploma or equivalent, and meet the commission's criminal history rules. Applicants who live outside Georgia follow the commission's nonresident rules.

  2. Take the 75-hour prelicense course

Complete a 75-hour salesperson course approved by the commission. Approved schools offer it in a classroom or online.

  3. Pass the state exam

After the course, sit for the Georgia salesperson exam. PSI runs the exam for the commission and publishes the candidate booklet with fees and scheduling.

  4. Join a broker and apply

A salesperson works under a Georgia broker. Pick the brokerage that will hold your license and complete the application with the commission.

  5. Finish the 25-hour post-license course in year one

Within one year of your first license, complete a 25-hour post-license course and its exam. If you miss it, the license lapses.

Keeping your license

  • 36 hours of continuing education each renewal period, including at least 3 hours on license law.
  • Brokers and associate brokers also need 18 hours of broker education per renewal period (since July 2025).
  • Keep your contact and broker details current with the commission.

Questions

How long does it take?

Most people finish the 75-hour course in a few weeks to a few months, then schedule the exam. Plan for the 25-hour post-license course during your first year.

Can I take the course online?

Yes, if the school and course are approved by the commission. Check the approval before you pay.

Do I need a website on day one?

No, but a simple page with your photo, brokerage and contact info helps clients find you. Property Landing Pages has a free plan with one listing page and an agent site.
