How to get a Vermont real estate license
Vermont licenses real estate professionals through the Vermont Real Estate Commission (Office of Professional Regulation). Here is the path in plain steps, checked against the official sources in October 2026.
Step by step
Be 18 and take 40 hours
You must be at least 18 and complete a Commission-approved course of at least 40 hours.
Pass the national exam
Take the national exam through PSI.
Affiliate with a principal broker
Be employed by or associated with a Vermont brokerage firm and its principal broker.
Apply online and take the state exam
Apply on the OPR Online Licensing platform (paper is no longer accepted). The state exam is part of the online application. Processing takes 3 to 5 business days per submission.
Keeping your license
- Salespersons complete 16 hours of Commission-approved CE in the preceding 2 years, including the 4-hour mandatory course on legislation and topics the Commission sets.
Questions
Do I need a website on day one?
No, but a simple page with your photo, brokerage and contact info helps clients find you. Property Landing Pages has a free plan with one listing page and an agent site.
