License guide
How to get a New Mexico real estate license
New Mexico licenses real estate professionals through the New Mexico Real Estate Commission (Regulation and Licensing Department). Here is the path in plain steps, checked against the official sources in October 2026.
Step by step
Take 90 hours of prelicensing courses
New Mexico licenses brokers only; the entry level is associate broker. Complete three Commission-approved 30-hour courses (Real Estate Principles and Practice, Real Estate Law and Broker Basics) within 3 years before you apply for the exam.
Pass the broker exam
Apply to the exam contractor and pass both the state and national portions with at least 75, within 90 days of your first attempt, or retake both.
Apply within 6 months
You must be a legal U.S. resident and of the age of majority. Send the application with your score report, proof of fingerprinting, an errors and omissions insurance certificate and a nonrefundable fee of up to $270 within 6 months of passing.
Keeping your license
- Associate brokers need 36 hours per cycle: the 4-hour NMREC Core Course in each of the 3 years, a 4-hour ethics class, 4 hours of core electives and other electives to reach 36.
- Missing a year's core course with no makeup means taking the 30-hour Broker Basics course for 0 credit. Inactive licensees must take the annual core course too.
- Classes cannot be duplicated and must be earned in the current license cycle.
Questions
Do I need a website on day one?
No, but a simple page with your photo, brokerage and contact info helps clients find you. Property Landing Pages has a free plan with one listing page and an agent site.
