License guide
How to get a Maryland real estate license
Maryland licenses real estate professionals through the Maryland Real Estate Commission (MREC). Here is the path in plain steps, checked against the official sources in October 2026.
Step by step
Meet the basics
You must be at least 18 and of good character and reputation.
Take the basic course
Complete a Commission-approved basic real estate course of up to 60 clock hours that includes a 3-hour real estate ethics course. Classroom and approved remote formats both count.
Pass both exam portions
The PSI exam has a national and a state portion, each needing at least 70%. The exam is 2 hours on computer, and the standard fee is $44, paid to PSI. After passing both, apply within 1 year or the score expires.
Get a broker commitment
Get a commitment from a licensed Maryland broker that you will affiliate with them once licensed.
Keeping your license
- 15 clock hours of CE per term, finished at least 30 days before you submit the renewal.
- For most renewals (residential): Legal and Legislative Update 3, Fair Housing 2, Ethics 3, Principles of Brokerage Relationships and Disclosure 3 and 4 hours of electives. Commercial-only licensees take ADA in place of Fair Housing.
- The Maryland ethics, legislative and brokerage relationships courses cannot be substituted. Out-of-state hours may count only toward electives.
Questions
Do I need a website on day one?
No, but a simple page with your photo, brokerage and contact info helps clients find you. Property Landing Pages has a free plan with one listing page and an agent site.
