How to get a Wisconsin real estate license

Wisconsin licenses real estate professionals through the Wisconsin Department of Safety and Professional Services (DSPS) and the Real Estate Examining Board. Here is the path in plain steps, checked against the official sources in October 2026.

Step by step

  1. Complete the education

Finish a Board-approved 72-hour salesperson pre-license course within 4 years before you apply, or 10 semester-hour credits in real estate or real estate law courses.

  2. Pass the state exam

Schedule the Wisconsin salesperson exam with Pearson. Only the state exam is required, and scores are valid for 1 year.

  3. Apply in LicensE

Apply for licensure by examination in LicensE and pay the fees. You can associate with a Wisconsin firm in the application using Form 812, completed with your employer.

Keeping your license

  • 18 hours of CE per biennium: 12 hours of mandatory content and 6 hours of electives.
  • Courses must be preapproved by the Real Estate Examining Board.

Questions

Do I need a website on day one?

No, but a simple page with your photo, brokerage and contact info helps clients find you. Property Landing Pages has a free plan with one listing page and an agent site.
