How to get a Mississippi real estate license

Mississippi licenses real estate professionals through the Mississippi Real Estate Commission (MREC). Here is the path in plain steps, checked against the official sources in October 2026.

Step by step

  1. Meet the basics

A resident salesperson applicant must be 18 or older and a bona fide Mississippi resident before applying, and must show the Commission they are trustworthy and competent.

  2. Complete 60 hours and the exam

Complete at least 60 hours of real estate courses and pass the salesperson exam.

  3. Clear the background investigation and apply

Be cleared through the Commission's background investigation, and apply on the Commission's form with two photographs, your Social Security number and an email address.

  4. Finish 30 hours of post-license education

You first get a temporary license, valid 1 year from the first day of the month after issuance. Complete the 30-hour post-license course within 12 months or the license goes inactive, and get your permanent license within that year or the temporary license lapses. It cannot be renewed.

Keeping your license

  • At least 16 clock hours of approved coursework per 2-year renewal, of which up to 8 may be required subjects set by the Commission.
  • Extra hours earned in the last 3 months of a period can carry over, up to 6 hours.
  • Licensees 65 or older with at least 25 years licensed in Mississippi are exempt.

Questions

Do I need a website on day one?

No, but a simple page with your photo, brokerage and contact info helps clients find you. Property Landing Pages has a free plan with one listing page and an agent site.
