License guide
How to get a Nebraska real estate license
Nebraska licenses real estate professionals through the Nebraska Real Estate Commission. Here is the path in plain steps, checked against the official sources in October 2026.
Step by step
Meet the basics
Be 19 before you take the exam and be a high school graduate, hold a certificate of equivalency or show home school participation recognized by the Department of Education. No experience is required for a salesperson license.
Complete 96 hours
Take 90 hours in three approved pre-license courses (30 hours of Real Estate Principles and Practices, 30 hours of Nebraska Real Estate License Law and one more 30-hour course) plus the 6-hour Professional Practice Standards course.
Apply, get fingerprinted and pass the exam
Original applicants undergo a fingerprint-based criminal background check, need an approved application and must score 75% on the exam. Disclose every conviction and any pending charge.
Keeping your license
- 18 clock hours every 2 years for active licensees. At least 12 must be Commission-approved CE, including at least 6 hours of designated subject courses marked "R"; up to 6 may be Commission-approved training.
- Licensees who provide or supervise property management need 3 hours of approved property management coursework each 2-year period.
- You cannot renew on active status until your CE is met and your E&O insurance is verified. Inactive licenses must be renewed too.
Questions
Do I need a website on day one?
No, but a simple page with your photo, brokerage and contact info helps clients find you. Property Landing Pages has a free plan with one listing page and an agent site.
