How to get a Nevada real estate license

Nevada licenses real estate professionals through the Nevada Real Estate Division. Here is the path in plain steps, checked against the official sources in October 2026.

Step by step

  1. Complete 120 hours of education

The 120 hours are 45 of Real Estate Principles, 45 of Real Estate Law (with 18 hours of Nevada law), 15 of contracts and 15 of agency (including 3 hours on the broker and agent relationship and 3 of risk reduction). College credits can substitute.

  2. Pass both exams

Pass the state and national exams. Results must be dated within the last 12 months when you apply.

  3. Get fingerprinted

Sign the fingerprint background waiver first, then use an approved vendor. Fingerprints expire after 2 months.

  4. Apply

Submit Application Form 549 with your exam results, education transcripts, fingerprint verification and the $140 fee.

Keeping your license

  • 36 hours of CE for each 2-year renewal: 3 Agency, 6 Contracts, 3 Ethics, 3 Law and Legislation, 3 Risk Reduction and 18 General.
  • At least 18 of the 36 hours must be live instruction. Proof of completion goes to the Division.
  • Licensees 65 or older with 30 or more years licensed in Nevada in good standing may apply for a reduced 12 hours (Agency, Law and Legislation, Contracts and Ethics, 3 each).

Questions

Do I need a website on day one?

No, but a simple page with your photo, brokerage and contact info helps clients find you. Property Landing Pages has a free plan with one listing page and an agent site.
